Booking Terms & Conditions

Care of the property: A condition of acceptance of any booking is that
the holidaymaker will take good care of the property and its contents,
and that it is left in a truly clean and tidy state as it will have been
found. The care is to include all furnishings, utensils, crockery and
linen and though you might not be charged for minor breakages, you are responsible for all damage or breakages. Any breakages should be reported.
Booking:  All reservations are contractually binding . A non refundable deposit of 75.00 secures a booking . The remainder should be paid no less than five weeks before the commencement of the holiday. We are always pleased to discuss any requirements you may have and assist you in planning your  holiday.
Number of persons:  The number of people using the cottage is not to exceed two unless arranged and agreed  prior to arrival.
Your holiday Holidays are normally  from 4pm on arrival day until 10 am on departure day. We will try to be flexible with these times especially during less busy periods.
Pets:  Well behaved Pets are welcome.  However, it is understood that pets are not allowed on any beds and chairs, and must not be left unattended at any  time in the property. On departure there must be no evidence of the pet either inside the property or outside in the garden. There should be no  nuisance and annoyance to the neighbours .

In the unlikely occurrence of damage caused to the property by a pet this must be paid for as it is not covered by our insurance.

Smoking For the comfort of future guests we ask that you do not smoke inside the cottage.
Booking Cancellation:  If for any reason you have to cancel your holiday we will do our utmost to re let the cottage and will refund your payment less any expenses incurred. Should we fail to do so you remain liable for the full amount. We strongly recommend you take out cancellation insurance.

Alternative Booking:

If for any reason beyond our  control the property is not available or has been rendered   unsuitable for holiday letting (e.g. fire damage) on the date booked, all rent and  charges paid by the holidaymaker will be refunded in full but there  shall be no further claim against the owners.

Once a holidaymaker has returned home it is difficult for
the owner to investigate complaints of any nature. Regrettably,
therefore, owners are unable to accept claims once a holiday
has been completed. It is possible that, during your holiday, something could go wrong. Should this happen, please contact Angela or Ian immediately and we will endevour to settle the issue.

Limitations of liability: The use of cottage and any  facilities is entirely at the holidaymaker's own risk and no liability is accepted for any loss, damage, sickness or injury howsoever caused  which may be sustained during the holiday to any member of the party.
